There Are Many Options Available
As of December 2011, over 30% of all homes listed for sale in Orange County are a distressed sale: short sale, bank-owned (REO), and preforeclosure. We know what you're going through. We find that many homeowners end us having their homes foreclosed on without exploring all their options: below is information we hope helps. If you have any questions, please call us at 949-285-1207.
There are a multitude of options available to you, including Home Affordable Modification Plan (HAMP), Home Affordable Foreclosure Alternatives (HAFA), Home Affordable Refinance Program (HARP), the Homeownership Preservation Foundation (888-995-HOPE), and many others. Truth is, you can get a loan modification or forebearance yourself. The question is, when you run into an obstacle, will you know how to work around it? That's where the professionals come in handy.
Below are direct links to many of the major banks' loan modification / homeowner assistance resources. Many of them walk you through each step, asking you a series of questions and directing you to the right program.

Forbearance
If you know you will have a source of funds to bring the account current by a certain date, you may be eligible to arrange for a temporary reduction or suspension of payments for a specified period of time, after which, another option must be agreed upon to bring the account current.
Repayment Plan
An agreement where you would resume making your regular monthly payments in addition to a portion of the past-due payments.
Modification
If you can make payments on your loan, but you do not have enough money to bring the account current or you cannot afford the total amount of your current payment, we may be able to modify the terms of your original loan to make the payments more affordable. Under certain circumstances, we may be able to reduce your interest rate, extend the term of your loan, or add the delinquent interest amount to the unpaid principal balance. This includes the Making Home Affordable program.
Partial Claim
If your mortgage is insured, you may qualify for an interest-free loan from your mortgage guarantor in order to make your account current.
